AI meets sustainability: G City Europe reduces energy usage with Myrspoven

“As a landlord, we must keep operating expenses within acceptable limits for our tenants while ensuring the comfort of our buildings,” Ondřej explains. “The high cost of energy, particularly natural gas, makes this more complex. But with rising prices, our focus on cost management is sharper than ever.”

A commitment to sustainability

G City Europe’s approach goes beyond managing costs. The company’s ESG strategy is at the core of their operations, with ambitious targets like reducing energy consumption by 25% by 2025 compared to 2019 levels.

“These targets are ambitious,” Ondřej continues, “but we’re committed to continuously investing in our buildings and upgrading equipment to lower energy consumption wherever possible.”

To reduce the tenants’ operating costs, tackle energy expenses and reach their sustainability goals, G City Europe began searching for innovative solutions. They found what they needed in Myrspoven’s myCoreAI, a hardware-free, AI-powered platform that integrates seamlessly with existing building management systems.

Atrium Flora, a 39,800-square-meter mixed-use complex in the heart of Prague, was chosen for a pilot project. With both office spaces and a large shopping center under one roof, the building presented a unique challenge due to the differing climate needs of office and retail tenants.

A quick and effective implementation

In November 2021, Myrspoven began integrating myCoreAI with the Atrium Flora building management system. The process took just two weeks, and by January 2022, myCoreAI was up and running. 

The AI analyzed data from sensors throughout the building – capturing temperature, humidity and CO2 levels – alongside energy tariffs, meter readings, and even weather forecasts. After 30 days of learning, myCoreAI began sending optimized instructions to the building management system every 15 minutes, adjusting energy use in real-time to ensure optimal indoor conditions with minimal energy consumption.

While the system runs autonomously, its true potential is unlocked when building technicians use it as a tool to prioritize their work and address manual interventions where necessary. myCoreAI’s frequent data analysis means it catches issues far faster than any human team could.

Impressive results in just nine months

After just nine months, the impact of myCoreAI at Atrium Flora is clear. The AI-driven solution has significantly reduced energy consumption, all while maintaining a comfortable environment for tenants. 

“Nine months into the pilot, we’ve achieved remarkable savings in both energy and natural gas consumption,” says Ondřej. “And importantly, tenant comfort hasn’t been compromised. This is especially impressive given the complexity of the building, where offices and retail spaces have different climate needs.”

The results speak for themselves. By 2023, Atrium Flora had achieved significant energy savings compared to 2019:

  • Electricity: 30% reduction
  • Natural gas consumption: 40% reduction

“The integration was smooth and fast, with no hardware needed. The setup was completed in just about a month. Given the success at Atrium Flora, we’re considering expanding myCoreAI to more buildings in our portfolio,” adds Ondřej.

myCoreAI’s cloud-based, hardware-free approach makes it easy to scale across large portfolios, requiring only an internet connection and an existing building management system. With its proven impact at Atrium Flora, G City Europe is well on its way to meeting its ESG goals while keeping energy costs in check.
